Golden Associates is responsible for the landscape design of the 78 units, six-acre Palm Villas single-family home development located in an economically depressed area of Oakland.

Working in conjunction with CEDA and the City of Oakland, the developer was able to offer these homes below market value to first-time buyers.

The palm trees serve as a dramatic entry statement to the new development and provide a historical connection to the existing palm trees that once graced the site.

Pedestrian corridors were provided between cul-de-sacs to provide access throughout the site and facilitate community interaction.

The paving at each pedestrian corridor entry will have inlaid tiles, which were saved from the original turn of century hotel building.
